Building Standards
- Foundation - We provide engineered , re-bar reinforced foundations with a 3000 psi concrete. We provide a 10 year warranty on all of our foundations. We also provide termite treatment before the concrete is poured,
- Framing - All wall studs are 16" on center. We use # 2 SYP or better on all framing. All lumber that is exposed or in contact with concrete will be treated or we will use cedar. Full OSB or Plywood sheathing with Tyvec wrap. All homes built in a designated Windstorm County, will be engineered and inspected by our chosen engineer and a WPI2 will be issued to TDI after construction is complete. We provide a 10 year warranty on all major structural components of the home.
- Insulation - We only use spray foam insulation in the attic space. All the roof decking above the living space will have spray foam insulation applied. The exterior walls to the living space will have dry blown in high density fiberglass. On 2x4 walls, we achieve an R-15 rating.
- HVAC - We use 16 SEER hvac systems. Our typical brands are Rheem or Lennox, but the customer may choose their own brand with our approval. We use as much insulated ductboard as the hvac design will allow, for maximum efficiency. Programmable thermostats are standard.
- Windows - Our standard window is the Atrium 120 series. It is a dual pane, low e, vinyl framed window. We do not use aluminum or metal framed windows.
- Siding - This is the customers choice, although we will not use "Smart Panel" or any product similar to this (pressed- board type material). Our typical exterior coverings are Cement Plank/Panel, Stucco, Brick or Stone.
- Roofing - This is the customers choice. Our shingle roof will have a 30 year warranted high definition ( Architectural) composite shingle. Metal roofs will have a "CFP" installation and we will use a 5/8" decking or thicker regardless of what county the home is built in. We also offer tile roofing.
- Sheetrock - We use 1/2" on the interior walls and 5/8" on the ceilings. We use water resistant sheetrock around the wet areas.
- Cabinetry - We build custom cabinetry for all our homes on site. The type of wood, design, style and finish is the customers choice.
- Counter Tops - This is the customers choice, although we will not install laminate Formica counter tops. Our base standard or starting point is 3cm granite.
- Paint - Our standard paint is Sherwin Williams. We always use a minimum of 2 coats, inside and out.
- Plumbing - Our base standard fixtures are Moan, Eva, or Brantford collection. The customer can choose any fixture they like. We also use pex for water supply lines in our homes. We use a 50 gallon electric water heater as our standard but that is also the customers choice. We always use elongated, comfort height commodes. Sinks are the customers choice.
- Flooring - This is the customers choice.
- Doors - This is the customers choice. We do recommend using the solid core fiberglass for the exterior doors. Our standard door hardware is Kwikset.
- Insurance - We provide Builders Risk Insurance and Windstorm Insurance (if required) for the duration of the build.
- We are a full "turn-key" builder, so if a septic system or water well is needed, we can provide them, along with many other
