Step 1 - Get Pre-Qualified

Getting prequalifiied allows you to understand the amount you can spend for your new home.

You will need the following document for your mortgage lender

  • Two Forms of ID and Social Security Card
  • W-2's from the previous two years if you get paid with a check from your employer
  • Profit and Loss Statement or 1099 if you own a business
  • Last two months bank statement
  • Recent pay stubs for past month
  • Tax returns for the last two years
  • Complete list of your debts and assets
  • DD214 if military

Step 2 - Locate a lot for your new home. 

Finding the right lot is very important.  We are also a full service real estate company and can help you find the right piece of land for your new home.

Step 3 - Plans Design and Home Specifications

Our homes are custom build to fit your families needs and taste.  We work with experienced home designers that can help you choose a plan that is right for your family.  They offer many plans to choose from which can be modified to fit your needs.  If you already have a home plan we can use your existing home plan.  At this time you will choose amenities, materials and upgrades.  You will also finalize room sizes, exterior design, flooring, colors and fixtures.

Step 4 - Finalize sales price and sign Contract and Spec Sheet

Now that we have a final plan and lot location we can determine the sales price of your new home and sign a contract to build your new home.

Step 5 - Interim Financing

Once we have a contract signed and final plans we will submit the package to the bank to get a loan for the construction cost.  This process can take up to a month.

Step 6 - Building Permits

As soon as we get an approval from the bank we will obtain all necessary building permits to start the construction of your new home. 

Step 7 - Construction Starts

You will be moving into your custom home in a few month.  We try our best to build your home on time which usually runs about 5 month once we have the building permits.  Sometimes though because of weather the project will take a bit longer.  Upon completion of your new home prior to closing you will be able to do a walk through to make sure all imperfections and defects are repaired to your satisfaction.
